What Are the Signs a House Needs Rewiring?

Most houses give plenty of warning before they need a rewire. The trouble is the signs are easy to live with, so people do. Here is what genuinely matters, in the order we would worry about it.

Start at the fuse box. If it holds rewireable fuses with wire in them, or a row of old plug-in fuses, the wiring behind it is very likely to be of the same era. Then look at the cable itself where you can see it, usually in the loft or under the stairs. Rubber or fabric covering means it is old enough to have gone brittle. After that: sockets that feel warm, plugs that are loose in the socket, lights that dim when something switches on, a smell of hot plastic, and rooms with one or two sockets serving everything through a nest of extension leads.

The board tells you most

Rewireable fuses almost always mean wiring of the same age behind them. It is the single most useful thing to look at.

Warm sockets are urgent

Heat means a loose or failing connection. That one is worth a phone call rather than a note in the diary.

Age alone is not proof

Plenty of older homes were rewired in the eighties and are fine. Only a test tells you for certain.

How old does wiring have to be before it needs replacing?

There is no fixed age. Wiring from the eighties onwards is often still perfectly serviceable. Rubber or fabric-covered cable is the real warning sign, and that generally means pre-1970s.

How do I know for certain?

An EICR. It is a full test of the installation and it tells you exactly what condition the wiring is in, with every finding graded. It costs far less than a rewire and often shows one is not needed.
